Generally, you can deduct the entirety of your mortgage interest payment by entering your deductions on Schedule A (Form 1040). However, your deduction may be limited. You meet all the criteria for deducting points in the year paid (see Previous Exception), except that the only funds you provided were a $750 deposit. You might also be able to deduct (within the year paid) points paid for a loan to improve your main home if you refinance your mortgage and pass the tests one to six above. However, if points are paid for a home equity loan created after December 15, 2017 to improve your home, even if you pass the tests one to six above, the points are not deductible for the 2018-2025 tax years.
